Along with our affiliates, we originate, underwrite, fund, close and service our loans; allowing a direct, expeditious process from inception of the application to the loan closing and finally, the satisfaction of the loan.
Our principal’s expertise and direct loan review permit formulation of structured finance solutions and alternatives for our borrowers. We have the ability to fund our loans within three business days after loan approval.
We focus on lending opportunities that allow the borrower to realize its equity in the property, while ensuring our loan does not exceed 60% of the value of the property – the loan-to-value (LTV) ratio. We make certain the borrower is able to service the debt and, because our loans are structured as a short-term remedy, we confirm the borrower has a viable exit strategy.
Our intimate approach, combined with our extensive experience in real estate and lending, allow our borrowers to recognize the benefit of the loan while also allowing Tridec to generate strong investment positions.
